The Foundational 5: Books Every Serious Operator Should Read First

August 03, 2026

Before you analyze your first deal, before you run your first ROE calculation, before you put a single dollar into real estate, there are five books you need to read.

I call them the Foundational Five. These are not the most technical books on real estate. They are the books that build the mindset that makes everything else possible. I have given this list to every person who has come through the Alchemist Nation community, and I stand behind it completely.

Read all five. In order. And give yourself six weeks to do it.

1. Rich Dad Poor Dad by Robert Kiyosaki

This is where most people start, and for good reason. Kiyosaki tells the story of growing up with two fathers, his own and the father of his best friend, and how their opposing philosophies about money shaped everything that followed. One worked for money his entire life. The other had money work for him.

The book dismantles one of the most damaging myths in personal finance: that a high income is the path to wealth. It is not. Understanding the difference between assets and liabilities is. If you have never read this book, that is your starting point. Start tonight.

2. The Richest Man in Babylon by George S. Clason

Written as a series of parables set in ancient Babylon, this book has been called the greatest inspirational work ever written on the subject of financial planning and personal wealth. Do not let the old setting fool you. The principles inside are as relevant today as they were when the book was first published in 1926.

Clason lays out a framework for acquiring money, keeping money, and making money earn more money. Simple. Timeless. Necessary.

3. Secrets of the Millionaire Mind by T. Harv Eker

Eker opens with a bold claim: give him five minutes, and he can predict your financial future for the rest of your life. He does it by identifying your money blueprint, the subconscious programming around wealth that most people never examine.

You can know everything about real estate, capital deployment, and deal analysis. If your money blueprint is not set for success, the knowledge will not stick. This book helps you identify and reset the patterns holding you back. It is uncomfortable to read. That discomfort is exactly the point.

4. Think and Grow Rich by Napoleon Hill

Napoleon Hill spent over two decades studying the most successful people of his time, among them Andrew Carnegie, Henry Ford, and Thomas Edison, and distilled what he found into this book. It has been called the granddaddy of all motivational literature, and that title is deserved.

This one gets two weeks in the six week plan. It is longer, and the concepts require more time to absorb on a first read. Do not rush it. The chapter on the mastermind alone is worth the entire reading commitment.

5. The Science of Getting Rich by Wallace D. Wattles

Wattles wrote this in the early 1900s, and its resurgence over the past two decades is not an accident. The book makes an audacious claim: this is the only book you need to get rich. Wattles believed that wealth creation follows principles as reliable as any law of physics, and that most people fail simply because they have never understood those principles.

Read it after Think and Grow Rich. The two books reinforce each other in ways that are difficult to describe until you experience it.

The Six Week Challenge

Here is what I recommend: one book per week, with two weeks set aside for Think and Grow Rich. That is six weeks total for five books.

If you are not in the habit of reading a book a week, the Alchemist Mentorship Program is designed to support exactly that kind of focused growth. You can also start with my own book, Broke to a Quarter Million, which gives you the framework before you dive into the Foundational Five.

If you have already read all five and you are ready for more, the 52 Weeks to Wealth reading list covers the 52 Millionaire Wealth Principles in depth. That is the next level.

I look forward to seeing you at one of our live events. Bring your notes.
