The Art of Wealth Stacking: A Four Step Strategy for Real Estate Owners

May 24, 2023•3 min read

Wealth stacking is my four step approach to building on what you already own: measure the return on equity of every property, move equity that has stopped working into the next property, assemble a trusted team, and keep learning. It starts with return on equity because that is the number that shows where equity has gone to sleep.

Owning a few rental properties is a start, but building on them takes a deliberate approach. Wealth stacking goes beyond relying on rental income alone and uses several strategies inside real estate, in a set order, while managing risk along the way.

Step 1: Evaluate the Portfolio (Return on Equity)

The work begins by evaluating what you already hold. Measuring the return on equity of each property shows which ones are underperforming and where there is room to improve, and improving those holdings can free up equity for the next step. I walk through the calculation in the two numbers every owner should run, and you can run your own return on equity on the calculator.

Step 2: The Pyramid Real Estate Strategy

A key part of wealth stacking is what I call the pyramid strategy: using the equity in properties you already own to acquire new ones. There are two main methods:

  • BRRRR: buy, rehab, rent, refinance, repeat. You buy a distressed property, renovate it to raise its value, rent it out, and refinance to pull out the equity you created, then use those funds toward the next property.

  • Sell and acquire (1031 exchange): a 1031 exchange lets you sell a property and use the proceeds to acquire another of equal or greater value while deferring capital gains taxes under the IRS rules. Done repeatedly, it lets you trade into properties that fit your plan better.

The capital side of the same idea is in the four tiers of capital.

Step 3: Identify Specializations and Trusted Team Members

Wealth stacking needs a trusted team of specialists. The ones I rely on:

  • Real estate agent: finds suitable opportunities and negotiates.

  • Lender: access to both conventional residential and hard money lenders, so financing has options.

  • Real estate attorney and title company: guide transactions, keep documentation right, and protect your interests.

  • Insurance agent: specializes in commercial and home coverage for the portfolio.

  • Property manager: handles day to day operations, residents, and maintenance.

  • Financial planner: experienced with self-directed 401(k) and IRA accounts and with tax planning.

  • Credit repair specialist: helps improve a credit score and open better financing options.

  • Accountant or tax professional: tax planning, deductions, and compliance.

  • Commercial lender: financing for larger properties.

Step 4: Keep Learning and Growing

Wealth stacking is an ongoing process. Stay current on strategies and market conditions, attend seminars, workshops, and conferences, and spend time with experienced owners and operators to widen what you know and who you know.
